Merge Tags
Every merge tag you can use in messages and agreements, and what each one becomes.
What Merge Tags Are
Merge tags are placeholders you drop into a message or agreement. When the message is sent (or the agreement is generated), each tag is replaced with the real value from the Order. Tags always use the format *|TAG_NAME|* — for example, *|CLIENT_NAME|* becomes the client's actual name.
You don't have to type tags by hand. Click the Merge Tags button in the editor, then click a tag to insert it where your cursor is.
Merge tags work in three places:
| Place | Where the tags go |
|---|---|
| Automations | Email subject line, email body, and SMS message (Setting Up Automations) |
| Agreements | Section content — a smaller set of tags (see the Agreements column below) |
| Manual messages | Messages you compose yourself from an Order's page |
Client & Order Tags
These tags are available in automations, manual messages, and agreements (except where noted).
| Tag | What it becomes | Agreements |
|---|---|---|
*|CLIENT_NAME|* | The client's name. If no name is on file, their email address is used instead | Yes |
*|DATE|* | The scheduled appointment date and time — for example, "Tuesday, April 15, 2026 at 10:00 AM" | Yes |
*|CURRENT_DATE|* | Today's date — the day the message is sent or the agreement is generated | Yes |
*|INSPECTION_ADDRESS|* | The Property address | Yes |
*|INSPECTION_FEE|* | The total fee for the Order | Yes |
*|ADDITIONAL_SERVICES|* | The names of the add-on services on the Order, as a list — for example, "Radon Testing, and Termite Inspection" | No |
Alternate date tag
In messages, *|INSPECTION_DATE|* works the same as *|DATE|*. Agreements use *|DATE|* only.
Link Tags
Link tags insert a web link the recipient can click. They work in automations and manual messages, but not in agreements.
| Tag | What it becomes |
|---|---|
*|AGREEMENT_LINK|* | A link the client can open to review and sign their agreement |
*|PAYMENT_LINK|* | A link the client can use to pay their invoice online |
*|INVOICE_PDF_LINK|* | A link to download the invoice as a PDF |
*|PAID_INVOICE_PDF_LINK|* | A link to download the paid invoice (receipt) as a PDF. Only offered on automations that use the Invoice Paid trigger |
Email vs. SMS
In emails, link tags become clickable links. In SMS messages, the web address itself is inserted as plain text.
Agent Tags
Available in automations and manual messages, but not in agreements.
| Tag | What it becomes |
|---|---|
*|BUYER_AGENT_NAME|* | The buyer's agent's name |
*|LISTING_AGENT_NAME|* | The listing agent's name |
Report Tags
These tags are only offered on automations that use the Report Published trigger, and in manual messages once the Order has a published Report.
| Tag | What it becomes |
|---|---|
*|REPORT_LINK_PDF|* | A link to the Report PDF |
*|WEB_REPORT_LINK|* | A link to the online web version of the Report |
Team Tags
| Tag | What it becomes |
|---|---|
*|INSPECTOR_NAME|* | The assigned Inspector's name. This tag only appears in the picker when the Assigned Inspector recipient is turned on for the automation |
If a Tag Has No Value
If a tag has no value when the message is sent — for example, *|AGREEMENT_LINK|* before an agreement exists for that Order — the tag is left in the message exactly as you typed it. Only use tags that will have a value by the time your message sends.
